I am in rented accomodation and the boiler needs replaced which means no hot water or heating.?

Its a lease through an estate agents and I live with my 12 week old son and partner. I know they are responsibe for the repairs and costs but what rights do I have? Do I have to pay my rent just now even though the services i pay for are broken?
